We had the opportunity to tour some Waterfront and Midtown properties with John Keith yesterday. Of specific interest was the luxury condo-hotel Boston Intercontinental Residences nestled in between the Rose Kennedy Greenway and the Fort Point Channel.
There are currently 17 units available at the ultra-luxury Intercontinental condo development, built in 2006 - the development houses 130 residences with their own separate (from the hotel) multi-room lobby and 24 hour concierge. Residents are pampered with calm sophistication throughout the development, and the views of both the now green Rose Kennedy Greenway, and the Fort Point Channel, complement the units nicely (see the exclusive photos below).
The 17 units currently available at the Boston Intercontinental are priced from $369,900 to $3,950,000, and range in size from a 421 square foot studio to a 3,020 square foot 3-bedroom 4.5 bathroom duplex. Deeded parking (a coveted asset in the Waterfront / Financial District area) is included with most units, except the studio, and HOA fees run approximately $1.15 per square foot - bear in mind that condo residents have full access to all hotel amenities, including room service, the pool, etc.
Views are commanding in most units, offering residents either a city center skyline view, or the more calm Fort Point Channel and Seaport District view. If you have picked up a Boston Homes newspaper anytime in the past year, you have more than likely seen the ad the Intercontinental runs on the inside cover page (not a cheap undertaking) every single week. We’ve been writing about the hotel-condo luxury residences at the Intercontinental (see Boston Condo Blog Intercontinental posts), but it’s about time we included them in the mix on our weekly Featured Open House.
This week, Unit 16, at the Boston Intercontinental will be held open at 500 Atlantic Avenue. How would you like to enjoy the comforts of a home, but the amenities of a hotel? It’s been called the “Manhattanization” of Boston, and the trend is definitely not stopping any time soon. Boston is home to a host of what are known as condo-hotels, a combination of (typically) a five-star hotel with condo residences. The Boston Intercontinental is probably the most recent to open, and it will soon be followed by Battery Wharf (Regent Hotel), and then by the Boston W Hotel & Condos.

Boston never ceases to amaze, as the craze for ultra luxurious living options continues to mount in Boston, especially along the Waterfront. The InterContinental Residences and Battery Wharf Condos are no slouches when it comes to catering to your every desire.

“The Boston market typically tracks the New York market by a three- to four-year delay, says Brian Fallon, developer of the new InterContinental Boston Hotel and Residences at the InterContinental, which opened in November. It is really only this last round of projects that have had a fully edited, refined design sense relating to the interior, coupled with full services akin to a five-star hotel.”
It’s great to see so much development happening all across the city, the investment into beautification of undeveloped and/or distressed areas fuels positivity - at MassInc’s most recent Real Talk forum, Boston Police Commissioner Davis spoke about “order” in a community, and the positive effects of that, and these Boston condo developments assist in fostering that order.
